As a resident of Cedar Valley Investments, you may have a few questions about the Tenant and Landlord’s responsibilities in our Fredericton apartments. With a unique collection of rental builds and types, there can be some variety between units, so feel free to reach out directly with a specific issue; however, we’ve tried to capture many questions you may have here.

Tenant Responsibilities

There are restrictions to how many people can live in an apartment and it is determined on a case by case basis. Typically, a bachelor unit can home 1-2 people, a one bedroom can home 1-2 people, two bedroom units can home 1-4 people and 3 bedrooms can home 1-5 people. All adults living in the unit must be on the Residential Lease Agreement. Any changes to the Tenants living in the unit must be approved by the office.

Guests are welcome, however, we do not have any visitor parking available at most of our properties. Tenants are fully responsible for the actions of their guests and will be held accountable and liable should their guests cause any damage.

We, as Landlords, have the right to enter an occupied rental unit. Cedar Valley Investments staff have access to your apartment for maintenance related issues, inspections, or to show your unit prior to moving out. There are different rules and regulations determined by the Tenant and Landlord Relations Office depending on the reason for entering the unit. Most of the time, staff will not enter your unit without at least 24 hours notice, unless it is a time sensitive or an emergency issue (ex. a water leak).

Any lost keys are to be reported to Cedar Valley Investments. We will happily assist in getting new keys cut. Please note, service charges will be applicable.

If the exact number of keys issued are not returned at the end of a tenancy, the locks will need to be changed and all fees associated will be claimed against the damage deposit.

Smoking or vaping any tobacco, cannabis or other similar products are not permitted inside your unit or inside the building. Smoking or vaping is only permitted at least 10 meters away from the building.

Maintenance and Services

Snow removal is included at most of our properties. Some of our single-entry houses do not include snow removal. This will be discussed prior to a lease being signed and will be stated in the lease agreement.

If a unit has parking included, it will be noted in the lease agreement at the time of signing. Most of our units come with one outside parking space at no additional cost, but this is not guaranteed to be the case. Properties with underground parking available may be included in the lease, however, are subject to additional fees. For more information regarding parking availability, please feel free to reach out to the office.

All units include a refrigerator and stove. Depending on the unit, it is possible that there may also be an over-the-range microwave, dishwasher, and/or laundry machines. Additional appliances will be listed in the lease agreement.

Most of our properties do have outside bike racks available for short-term bicycle storage. We do have a few buildings that offer private and secure storage lockers available to rent. Storage lockers will be rented at an additional fee. Please feel free to reach out to our office for confirmation of availability. Any additional storage provided will be discussed prior to a lease being signed and will be stated in the lease agreement.

Deposit Procedures

Tenant Insurance is required while renting one of our apartments. Proof will be requested prior to your move in date and it is possible that at any point during the tenancy we may request confirmation of insurance at our discretion.

A Security Deposit in the amount of one month’s rent is required. The Security Deposit is paid to Service New Brunswick directly. Proof of the Security Deposit paid in full is required before a lease can be finalized. When your tenancy ends, a final inspection will be completed and it is possible that claims due to damage or outstanding balances may be filed through the Tenants and Landlords Relations Office before the deposit is released. Any inquires regarding the status of deposits must be made directly through Tenants and Landlords Relations Office.

While there isn’t a specific minimum requirement of income, it is important to us to ensure that people can afford the units they rent. Depending on the total rent of unit, it is required that proof of income or savings statement(s) is required to show that tenants can afford the rent.

Cedar Valley Investments offers yearly leases for residential units.  Commercial units have more flexibility and can be determined on a case-by-case basis.

As per the New Brunswick Residential Lease, leases automatically renew until proper written notice is given. Whether you’re a landlord or tenant, it’s important to end a lease the right way. How much notice is required depends on the length of the lease term, and how long the tenant has lived in the rental unit. There are exceptions to this and more details can be found on the Tenant and Landlord Relations website.

If you need to end a lease agreement early please reach out to our leasing agents and we will do our best to assist you. We are open to discussing a new mutually agreed upon lease end date and this is determined on a case by case basis. We will be happy to provide you with any options that may be available to help you end a lease early.

Pet Policies

At Cedar Valley Investments, we have specific units that are pet friendly.  If you have a pet, please feel free to reach out to our team and we will see if we have units that could accommodate you and your pet. Please note, that cats and dogs must be fixed/spade and treated for fleas.  We may, at our own discretion at any time, ask for proof of flea treatment. Restrictions and permissions related to pets are always stated in the lease.

Rental Application Process

Please feel free to fill out an application prior to arranging a viewing of an apartment. This gives us a chance to review and match you with available units that best fit your needs and preferences.

The application process takes around 1-3 business days. This is dependent on how fast references can get back to us. Please feel free to submit an application before viewing an apartment to speed up the process

Every person over the age of 18 looking to live in the unit is required to fill out an application.  We require two landlord references along with at least one employment reference. The application also asks for some general information such as number of tenants living in the unit, tenant income, and the month you are looking to begin your lease.  Other information such as proof of employment, or savings statements may also be requested and is determined on a case by case basis.
